Housing Contract

The Housing Contract is a legally-binding document for all University of Minnesota Twin Cities residents living with Housing & Residential Life. Think of the Housing Contract like a lease agreement: once you accept the Housing Contract, you agree to be financially responsible for room and board for the contracted period, and personally responsible for following Housing & Residential Life policies.

Completing the online contract process by submitting either the Housing Guarantee payment or the Housing Guarantee Payment Extension Form confirms your spot in on-campus housing. Be sure to read the terms and conditions to understand your rights and requirements before you sign.

Contract Periods

Housing & Residential Life provides apartment-style and residential hall living options. These two styles of living come with different contract periods. There is no fall-only contract option.

Residence Hall and Apartments contracts run from September-December and January-May.
Both Residence halls and Apartments have availability for Winter Break Housing and Summer Housing in select buildings for those who choose to remain on campus.

Rates

Our residence halls and apartments offer quality facilities and experiences at a considerable value for University of Minnesota students. Along with tuition, Housing & Residential Life contract charges are billed directly to your student account each semester. Our billed rates include room, furnishings, utilities, internet, laundry, maintenance and repairs, dining meal plans (required for those in a residence hall), custodial services for common spaces and 24/7 staff support.

The University of Minnesota Board of Regents approves on-campus housing and dining rates each year in June. You can find specific room rates on each building page.

2026-27 Rates

Billing and payments

There are two (2) types of payments applicants must pay to the University of Minnesota Twin Cities: the Application payments and Confirmation/Guarantee payments. The admissions and housing processes are separate processes at the University of Minnesota Twin Cities. Students who want to live on-campus must make both payments to, 1) apply/confirm enrollment in the University and 2) to apply/confirm on-campus housing.

Application

Guarantee/confirmation

$345 University Confirmation Fee reserves your enrollment with the Office of Admissions.
$200 Housing Guarantee payment informs Housing & Residential Life that you accept our Housing Guarantee offer and want an assignment in on-campus housing. The Housing Guarantee payment is due on May 15, 2027, and is applied as a credit to your fall housing bill. This payment for incoming first year students is refundable through Aug. 1, 2027 or the date noted in your Guarantee Offer. Housing Guarantee Payment Extension requests are available if needed.
