Confirm your space

Think of your housing contract like a lease agreement. It is a legally-binding document, so you are financially responsible for room and board for the contracted period once you accept the housing contract. You are also responsible for following Housing & Residential Life policies.

Read the terms and conditions to understand your rights and requirements before you sign. Completing the online contract process and Housing Guarantee payment confirms your spot in on-campus housing.

Contract Periods

There is no fall-only contract. Residence Hall contracts generally run from September–December and January–May. Apartment contracts generally run from August–May or July. See the contract terms for specific dates.

Rates

Our residence halls and apartments offer quality facilities and experiences at a considerable value for University of Minnesota students. Along with tuition, Housing & Residential Life contract charges are billed directly to your student account each semester. Our rates include room, furnishings, utilities, internet/tv, laundry, maintenance/repairs, dining (for those with meal plans), custodial services for common spaces, and 24/7 staff support.

The University of Minnesota Board of Regents approves on-campus housing and dining rates each year in June, and you can find specific room rates on each building page.

2024-2025 Rates

Billing & Payments

There are two types of payments applicants must pay to the University of Minnesota-Twin Cities: Application payments and Guarantee/confirmation payments. The admissions and housing processes are separate at the University of Minnesota, so students who want to live on campus must pay a total of our payments to 1) apply/confirm enrollment in the university and 2) to apply/confirm on-campus housing.

Application

Guarantee/Confirmation

$325 University Confirmation Fee reserves your enrollment with the Office of Admissions.
$200 Housing Guarantee payment informs Housing & Residential Life that you would like to accept our Housing Guarantee offer and receive an assignment in on-campus housing.

The Housing Guarantee payment is due on May 22, and is applied as a credit to your fall housing bill. This payment is refundable through August 9 or the date noted in your Guarantee offer. Housing Guarantee Payment Extension requests are available if needed.

Requests to cancel or change housing assignments must be made in advance.
