Housing Contract

Confirm your space

Think of your housing contract like a lease agreement. When you agree to a housing contract, you are financially responsible for room and board for the contracted period as well as Housing & Residential Life policies. 

Read the terms and conditions to understand your rights and requirements before you sign. Completing the online contract process and Housing Guarantee payment confirms your spot in on-campus housing.

Contract Periods

There is no fall only contract. Residence Hall contracts generally run from September–December & January–May. Apartment contracts generally run from August–May or July (Keeler only). See the contract terms for specific dates.

Rates

Our residence halls and apartments offer quality facilities and experiences at a considerable value for University of Minnesota students. Along with tuition, Housing & Residential Life contract charges are billed by semester to your student account and include room, furnishings, utilities, internet/tv, laundry, maintenance/repairs, dining (for those with meal plans), custodial services for common spaces, and 24/7 staff support.

The University of Minnesota Board of Regents approves on-campus housing and dining rates each year in June and you can find specific room rates on each building page.

2021-22 Rates

Billing & Payments

There are four separate payments required for student enrollment at the University of Minnesota-Twin Cities and to secure on-campus housing.

Application

1. $55 University Student Application fee informs the University that you are interested in attending as a student.

2. $50 Housing Application fee informs Housing & Residential Life that you are interested in living on campus. You can apply for housing at any time after you’ve applied for admission.

Application fees are non-refundable.

Confirmation

3. $280 University Confirmation Fee reserves your enrollment with the Office of Admissions.

4. $200 Housing Guarantee payment informs Housing & Residential Life that you would like to accept our Housing Guarantee offer and receive an assignment in on-campus housing.

The Housing Guarantee payment is traditionally due on May 15, and is applied as a credit to your fall housing bill. This payment is refundable through August 1 or the date noted in your Guarantee offer. Housing Guarantee Payment Extension requests are available if needed.

Payments

Paying your Housing Application and Housing Guarantee fees is easy and online. Log in with your UMN ID to make a payment online. Staff cannot accept payments over the phone. 

Student account

Once your contract is confirmed, all future housing and dining charges will be posted to your student account, where you can manage payments/payment plans.

Summer Housing
