Housing Contract

Confirm your space

Think of your housing contract like a lease agreement. When you agree to a housing contract, you are financially responsible for room and board for the contracted period as well as Housing & Residential Life policies. 

Read the terms and conditions to understand your rights and requirements before you sign. Completing the online contract process and Housing Guarantee payment confirms your spot in on-campus housing.

Contract Periods

There is no fall only contract. Residence Hall contracts generally run from September–December & January–May. Apartment contracts generally run from August–May or July (Keeler only). See the contract terms for specific dates.

Billing & Payments

There are four separate payments required for student enrollment at the University of Minnesota-Twin Cities and to secure on-campus housing.


The (1)$55.00 University Application fee informs the University that you are interested in attending and the (2)$50 Housing Application fee informs Housing & Residential Life that you are interested in living on campus. You can apply for housing at any time after you’ve applied for admission. Application fees are non-refundable.


The (3)$280 University Confirmation Fee reserves your place in the class and the (4)$200 Housing Guarantee payment informs Housing & Residential Life that you would like to accept our Housing Guarantee offer and receive an assignment in on-campus housing. The Housing Guarantee payment is applied as a credit to your fall housing bill, and is refundable through August 1 or the date noted in your Guarantee offer.

If needed, you may request a Housing Guarantee Payment Extension.


Paying your Housing Application and Housing Guarantee fees is easy and online. Log in with your UMN ID to make a payment online. Staff cannot accept payments over the phone. If needed, you may send a check/money order payable to the University of Minnesota-Twin Cities, including your Student ID number on the memo section.

Student account

Once your contract is confirmed, all future charges and payments for housing and dining will be posted to your student account.
